Buying a Home in the Winter in Sioux Falls: The Good, the Bad & What It Means for Your Home Inspection

Buying a home in Sioux Falls during the winter might not be everyone's first choice.

It's cold. There may be snow on the ground. Days are shorter. And you may wonder, “Can my home really be inspected when it's covered in snow and ice?” The answer is yes!

At HouseMaster Serving Sioux Falls and Surrounding Areas, we inspect homes in all kinds of South Dakota weather. Winter doesn't mean you should put your home search on hold. In fact, there can be some real advantages to buying a home during the winter. But there are also a few things buyers should understand about how winter weather can affect a home inspection.

The Good: Winter Can Be a Great Time to Buy

Less Competition

One of the biggest advantages of buying a home during the winter is that there are typically fewer buyers looking. Spring and summer are traditionally busy real estate seasons. In the winter, there may be fewer buyers competing for the same property.

That can potentially mean less pressure to make a rushed decision.

Sellers May Be More Motivated

A seller listing a home during the winter may have a specific reason for selling and may be more motivated to get the transaction completed. That doesn't automatically mean you'll get a better price, but it can create an opportunity for buyers to have conversations about price, repairs and other terms.

You Get to See the House During a Tough Season

This may be one of the biggest benefits of all. South Dakota winters can be tough on a home.

When you're buying during the winter, you're seeing the house while the heating system is working, temperatures are low and snow and ice are putting the exterior of the home to the test. That can reveal things that may not be as obvious during a warm, dry summer.

What Can Winter Weather Reveal During an Inspection?

Winter conditions can actually provide useful information for an inspector. We're looking at how the home is performing under the conditions it is experiencing right now.

Depending on the home and weather conditions, we may be able to observe things such as:

  • How the heating system is performing
  • Drafts around windows and doors
  • Condensation or moisture concerns
  • Signs of water intrusion
  • Basement or foundation moisture
  • Insulation concerns
  • Snow and ice management
  • Drainage conditions that are visible
  • Roof and attic conditions that can be safely evaluated from accessible areas

It's another piece of the story the home is telling us.

The Not-So-Good: Snow Can Hide Some Things

This is where winter inspections are a little different. Safety always comes first.

If a roof is covered in snow or ice, our inspectors cannot safely climb onto it. That doesn't mean we simply ignore the roof. We'll evaluate what we can safely access and observe, but there are times when snow coverage means portions of the roof cannot be directly inspected.

That limitation will be documented so the buyer understands what was and wasn't accessible during the inspection. The same principle applies to other areas of the property.

Clear the Walkways Before the Inspection

If snow or ice is covering the walkways, steps or other areas we need to access, we aren't going to shovel them ourselves. That's why we communicate with the seller's agent ahead of time to make sure the necessary areas are cleared and accessible for the inspection.

The same applies to other exterior areas that need to be accessible.

A clear path helps us perform a better inspection. And more importantly, it helps us do it safely.

Some Things Simply Can't Be Tested in Winter

There are also seasonal limitations buyers should know about.

For example, we can't test the home's air conditioning system during freezing weather.

Running an air conditioner when outdoor temperatures are too cold can potentially damage the equipment, so we won't operate it simply for the sake of checking a box on an inspection report. Instead, we'll document the limitation and explain what was not tested.

That's an important distinction: A good inspection isn't about checking every box regardless of the conditions. It's about safely evaluating what we can and clearly communicating what we can't.

Does Winter Mean You Shouldn't Buy a Home?

Absolutely not! In fact, we wouldn't tell a buyer to avoid purchasing a home simply because it's winter.

Every season has its advantages and challenges. The key is understanding what the weather means for the inspection and making sure you have the information you need to make an informed decision.

At HouseMaster Serving Sioux Falls and Surrounding Areas, we inspect homes throughout the Sioux Empire in all kinds of weather.

Cold temperatures, snow and ice are part of living in South Dakota. We know how to work in those conditions, and we know when conditions make something unsafe to inspect.

Safety always comes first.

What Should Winter Buyers Ask Their Inspector?

You don't have to walk into your inspection with a long list of questions. Your HouseMaster home inspector will walk you through what they find and explain any limitations caused by weather.

But don't be afraid to ask:

“Was there anything you couldn't inspect because of the weather?”

That's an important question.

You may also want to ask:

  • Was the roof accessible?
  • Were all exterior areas accessible?
  • Were the walkways and grading visible?
  • Were there any moisture concerns?
  • Was the heating system operating properly?
  • Was the air conditioning system able to be tested?
  • Is there anything we should have looked at again when weather conditions improve?

At HouseMaster Serving Sioux Falls and Surrounding Areas, education is our top priority. If you don’t understand something, we’ll be happy to explain it! That's what we're here for.

Winter Inspections: It's All About the Story of the Home

We know we're going to find something during an inspection. That's normal.

Our job isn't to scare you about the house. Our job is to tell the story of the home. Winter simply adds another chapter to that story.

Maybe we're able to see how the furnace performs on a cold day. Maybe we identify a moisture concern. Maybe snow prevents us from safely accessing part of the roof.

Whatever the conditions, we'll tell you what we saw, what we couldn't see and what you should understand before moving forward.

Because the inspection isn't the scary part. Not doing an inspection is the scary part.

Do you really know what you're buying?
