Beat the Heat: How to Protect Your Foundation During a Texas Summer

By August, most Texans are feeling the effects of weeks of high temperatures and limited rainfall—and so is your home's foundation. While your air conditioner is working overtime to keep you comfortable inside, the soil beneath your home may be shrinking due to the intense heat. 

In North Texas, expansive clay soils are common. These soils swell when they absorb moisture and shrink when they dry out. Repeated cycles of expansion and contraction can place stress on your home's foundation, leading to movement over time. 

Keep Soil Moisture Consistent 

The goal isn't to keep the soil wet—it's to keep the moisture level consistent around the foundation. 

• Water the foundation evenly around the perimeter of the home. 
• Avoid soaking only one side of the house. 
• Water during the early morning or evening to reduce evaporation. 
• Use a properly adjusted sprinkler or foundation soaker hose if needed. 

Watch for Signs of Foundation Movement 

  • New cracks in drywall or exterior brick. 
  • Doors or windows that begin sticking. 
  • Gaps around doors, windows, or trim. 
  • Cracks in tile flooring. 

Don't Forget Your Irrigation System 

  • Check sprinkler heads for proper coverage. 
  • Repair broken or clogged heads. 
  • Verify each zone is operating correctly. 
  • Adjust watering schedules while following local watering restrictions.
