
Preparation is the Key to navigating the Denver Residential Rental Property License Application
- Verify the address of the rental property is within the city and county of Denver by clicking here: https://www.denvergov.org/Maps/map/bestaddress
- When calling HouseMaster Serving Denver Central to schedule for inspection(s), the address of the property must be stated exactly as it is listed on any registered entity or business documents filed with the City. Remember to give street directions like West or North.

- If you own multiple properties on different parcels, you will have to file an application for each property
- HouseMaster Serving Denver Central will email your Denver Residential Inspection Checklist and a copy of the inspectors’ credentials in a PDF that can be easily uploaded when applying.
- Before starting the application, set up an online account with the city’s Perming and Licensing site by clicking here: https://denvergov.org/AccelaCitizenAccess/Login.aspx
- If you stop working on the application for any reason – Click Save to Resume Later and Log Out If the site times out automatically, you will have to start over if you haven’t saved
- Start your application by logging into your account on the city’s Perming & Licensing site. Click on Apply New under Business/Occupational, Short Term and Residential Rental Licensing and Health/Licensing Citations. There are two parts to the application process and payment. Have additional paperwork combined into one PDF or JPG for uploading. Here is a list of information you will need:
- Licensed Establishment (Actual Address of the Rental Property)
- Entity Registration (Is property owned by a business like an LLC or personal name)
- License Type (choose Residential Rental Property)
- Contact Information (Owner’s info and Onsite Managers info) will use in step 1 and 2
- Exact Name of Licensed Establishment and Trade Name (doing business as name)
- An Entity Registration ID (Looks like: YYYY-ENTITY-#######) Everyone must have an Entity ID even nonprofit corporations and individuals. You will have an opportunity to register for this during the application process
- Owner Information for anyone who owns 10% or more of the entry (including their name, date of birth, home address, and contact information) and On-site Managers Info (up to 3 managers)
- Valid Personal ID’s or Ownership documents (Scan and combine to be one PDF or JPG for uploading) Ownership documents could be articles of incorporation/organization, bylaws, certificate of good standing, operating agreement, partnership agreement or other applicable organizational documents
- Property Name/Nickname, as you can add a location name
- Does the lease/rent include utilities and is there a smoking policy
- What is the primary fuel source for Heating, Water Heating, and Cooking (Gas/Electric/Other)
- ADA Accessibility information (units, parking spaces, and elevators)

- Have a Payment ready – Visa, MasterCard, & Discover Credit cards, Debit Cards, or Checking Routing & Account Number. An email saying the application has been received and updates will go to the email you provide
- Applications must be made within 90 days of your inspection.
- Inspections are not a pass/fail: You may have one or more items that need to be corrected. Once corrections are made, call HouseMaster Serving Denver Central for re-inspection options. This may include just sending us photos and receipts to verify new or updated equipment has been installed.
