Four-Point Home Inspection Services

Since 1971, HouseMaster’s four-point inspections have helped property owners better understand their homes and qualify for lower insurance rates. While it’s typically not legally required, many insurance companies request a certified four-point inspection on older homes before offering a new policy or renewing an existing one. Homeowners count on HouseMaster's experience and resources to maximize savings and generate an accurate assessment.

  • Your inspector will determine the condition of the heating system, ductwork, and AC elements and estimate the equipment's typical lifespan.
  • We’ll investigate loose or damaged wiring, leaky plumbing, and septic or sewer issues. Then we’ll provide recommendations to address anything we uncovered.
  • Especially for older homes or those with an undetermined roof age, a detailed roofing inspection is a useful way to guide a reliable repair or replacement schedule for the property.

Our Four-Point Home Inspection Process

A four-point home inspection covers readily accessible HVAC, electrical, plumbing, and roofing infrastructure. The inspection documents the current conditions of these crucial systems and is often used to determine risk and liability for insurance companies. It’s important to note that four-point and buyer inspections may cover different areas of the home.
  • Step 1
Visually examine the roof for signs of damage or leaks and estimate when it may need to be replaced.
  • Step 2
Inspect the electrical panel, check for loose or exposed wires, and test several outlets for functionality.
  • Step 3
Evaluate visible plumbing components, including pipes and fixtures. Document pipe materials that may affect water quality.
  • Step 4
Check the HVAC system for overall condition and age, and make sure the equipment functions.
  • Step 5
Compile findings into a comprehensive four-point inspection report and deliver it to the client for submission.

Four-Point Inspection vs. Wind Mitigation: What’s the Difference?

Four-point and wind mitigation inspections are common in hurricane-prone parts of the country. Insurers may request one or both inspections before offering a new policy or renewing an existing one. Count on HouseMaster to recommend the correct inspection package to meet your needs and qualify for any insurance incentives.
