The Importance of a New House Final Inspection.
Home buyers often wonder whether they should hire a home inspection company to perform a final inspection of their new house. The answer is absolutely! HouseMaster home inspectors have inspected almost 2 million homes, including thousands of newly constructed homes.
A newly constructed home is defined as one that has never been lived in and was constructed less than a year prior to inspection. Because of the newness of the home, a home inspection has some limitations above those of a standard inspection on a resale home. For example, a newly built home has not had time to settle and so a new house final inspection may not detect whether or not the home will settle properly While your builder and local municipal inspector will inspect the home during various phases of construction, it is best to hire a professional to perform an inspection for total peace of mind.
A final inspection of the new house should be conducted before closing. You should plan on attending the final inspection with the home inspector so that you have a clear understanding of any problems that need to be fixed as well as to gain valuable knowledge about the home in general. Your inspector will explain what types of systems are used in the home and how to operate many of them, and provide suggestions for maintaining the home. In addition, your new home final inspection will give you an opportunity to note any cosmetic issues as well as any other more significant red flags so that you can bring them to the attention of your builder prior to closing. It is then the builder’s responsibility to address any defects or design flaws noted by your home inspector prior to closing.
By taking the time to have a professional perform a new house final inspection, you can minimize costly repairs down the road and be confident that your investment is a sound one.
